Within 24 hrs of taking measurements, we endeavor to email the listing agent the RoughOut.
The RoughOut is a drawn-to-scale wireframe where we put all the walls together.
The RoughOut provides hard-copy documentation of the room sizes, and documents “how” each room was measured —- by showing the point-to-point locations in each room of our laser shoots.
Most agents cannot tell you “how” they measured a room 5 minutes after they walk out of the room. We can …next week or five years from now. We can also tell you the length of each wall piece, so if you need to know if your great aunt’s buffet will fit on the wall between the two sets of French doors in the formal Dining Room, we can tell you our measurement of that wall.
Creating a RoughOut provides several significant benefits to Agents:
- We show you a vertical and horizontal measurement in each room, drawn to scale, so you “know” our measurements are correct. No way would all the walls “fit” if the measurements were not correct.
- We “show you” the point-to-point location of each of our laser shoots. So not only do you know the measurement of each room in feet and inches, you know “how” we measured each room. In a home with an open floor plan — this becomes increasingly important. Did we break the Family Room from the Breakfast Room on the edge of the breakfast bar counter? or on the wall? — this document visually shows you precisely what we did.
- We provide a “birds-eye” view. Sometimes it is difficult to determine how a room should be measured — or where does one room stop and another begin? In this instance, we provide multiple measurement lines for review. Different colored lines provide a visual reference of “what if” measurements for the listing agent to determine which is correct for this property. You decide.
