A FLOOR PLAN IS A “MAP” TO THE SALE

Yes a SMARTePLAN® is an online tool .. but it also prints out quite nicely …particularly the detailed Amenities Text that describe the features and finishes in each room. With a SMARTePLAN, the interested Buyer is provided an ideal format to take notes as they tour your home … noting wall and carpet colors, window sizes, special features they like a lot, questions to ask their agent — all indicating their enhanced interest in buying.

It’s also a great way to help them REMEMBER the features of your property! “Wait, did that house we saw yesterday have room for a piano near the Wet Bar … or no? ”

We all know Buyers frequently get overwhelmed in trying to remember, much less DISTINGUISH one home they’ve toured from another …… especially those poor out-of-towners who’ll see 17 houses in 3 days, but need to come to a buying decision before they leave town. EEPS!

This is a powerful tool! Your home will stand out in their memory, as the others fade into confused and jumbled recollections of which house had what???

And if the furniture-moving floor plan has been created (SMARTePLAN-IT) …. it shows the location of all the wall outlets in each room and provides menus of scaled-to-size furniture symbols which allow any prospective buyer to arrange furniture online — directly off the property listing in MLS. Believe me… when they start arranging furniture inside your space … they are (already) mentally moving in. “Look, Honey, the wide screen will go there and your recliner fits perfectly right THERE. ” Very cool.
