SMARTePLANS® materials are licensed to the purchaser for the life of the property listing. The links are automatically disengaged and deleted when the property is sold, withdrawn, terminated or expired — because the term of the right-to-use license is ended.
NO WORRIES!
Your “right-to-use” can be extended via a new license, and the materials re-uploaded at no cost if advance notice has been given to RETAIN all the linked files prior to the end of the term.
EXAMPLE: If you intend to take a property temporarily off the market for a few weeks / months, and then put it back on the MLS later — tell me. That way I save all the templates and when you’re ready to go back on to the market, we plug the saved templates back in again….next week or however long it takes.
However, if no notice was received before the end of the current term, and the linked files were routinely deleted when the listing/license ended (ie the term ends when the MLS ID# is tracked by HAR.com as sold, withdrawn, terminated or expired), a fee is assessed ($300) to redo the work, restore the functionality of the files again and re-upload. The fee is because all the work has to be redone, if you had told us in advance of expiry, we would have had the opportunity to save the materials for you.
Pricing
Pricing is 20 cents per sq ft of the home, as per your Appraisal District or Appraisal or Certifiable Authority.
EXAMPLE a 3000 sq ft home is .20 x 3000 = $ 600 and includes embedding up to 14 photos into the drawing, linking in SMARTePLANs’ Amenities Text (if included in project), uploading the materials onto MLS and checking all the links.

Amenities Text
Amenities Text is a detailed text description of the features and finishes of the property typeset in a formatted document, and emailed to you —- ready for you to cut-and-paste into other brochures or submit for newspaper or magazine articles. Amenities Text created by SMARTePLANS is integrated with the floor plan drawing with embedded photographs as part of the online SMARTePLAN file. [Link to Amenities Text]
- $ 250.00 for the first two hours and $85 /hour thereafter, billed by quarter-hour increments
- $ 250.00 (two hours) generally covers a property just under 3000 sq ft
- Amenities Text is usually emailed to the Listing Agent the same day or by noon the next day.
Property Enhancements
We will measure and draw the PROPERTY, which includes structures and areas not included within your “air conditioned” square feet in an appraisal … Garages, porches, loggias, gazebos as well as landscaping and outdoor space with pools, spas, summer kitchens, etc. These are billed by our time to create them.
We send you a quote with the finished DRAFT drawing identifying all the “extra” space and the enhancements we’ve added (vaulted ceilings, chandeliers, inlaid floors, etc.) and the cost for each piece — whatever you do not wish to pay for is erased from the drawing at no charge. You see the drawing, you see the cost … you decide. You are in control, you tell us what you want to remain in the drawing.
International Language SMARTePLANS
Once a SMARTePLAN is created, we have the ability to create multi-language versions for $325. So, you could spend a modest fee creating non-english language materials for a multi-million dollar property currently for sale — and find the buyer / investor, who may not reside in the US or be utilizing english language property websites. Furniture Moving
Once a SMARTePLAN floor plan drawing is created, we can create a second floor plan with furniture-moving capabilities and upload it onto MLS for $ 325.00. The furniture-moving floor plan is called SMARTePLAN-IT.
