“Rapid” is a subjective term…what is rapid to one, may not be to another. So let’s define “rapid” a little better. Simply put, here’s how we do the math. We process a house at about 1000 sqft per hour. So if it is a 3000 sqft house, it will take us 3 hours onsite.
However long it takes us to measure onsite, it will take us 3 times that to finish the drawing. If it takes us 3 hours to measure, it will take 9 hours to complete, if it takes us 3 days to measure, it will take us 9 days to complete the project. Of course this varies a little depending on the size and complexity of the property …larger properties take longer than smaller ones….and properties with many angled or curved walls take a bit longer, too. But we will tell you before we begin how long we believe it will take.
But you are not just sitting there waiting to hear from us. Within the span of that time period you are also receiving a steady stream of deliverables. For example, dimensions for your major rooms, hallways and walk-in closets (in feet and inches) are usually emailed back to you the same day. Most MLS’s only record feet per room and don’t include inches …but we do… so you have THAT information for buyer clients — Why? because it’s important to them.
Amenities Text is usually sent the same day, or by noon the next day. We try to get this to you fairly early on so it can be proofed by your staff and the home seller for accuracy. Usually most sellers walk through their home following the room-by-room format of the Amenities Text making notes or edit marks as they go along — and returning it to back us for updating.
