    Judith recently completed a SMARTePLAN for a new construction house in West University. The architect was Robert Dame and the house had many unique and distinctive features. Judith helped us capture those features and amenities and explained the various materials and high-end finishes.

    SMARTePLANS also assists with space planning. Judith includes measurements of all the major rooms. Buyers can tell at a glance how much space a room has, check if their furniture fits and if the layout will work for them. The SMARTePLAN helps the buyer understand the home when making their decision – even helping with potential remodeling.

    Further, using SMARTePLANS helps show the orientation of the house – buyers love to see that the back garden in the south will catch the evening sun!

    It’s a great visual snapshot for the buyer after viewing, especially if they have seen several properties in a short amount of time - it is easy to blur memories as to which house had what feature.

    I feel Judith adds a lot of value to my business and is an important part of my marketing services – so grateful for her and her amazing company!

    I first used SMARTePlans in 2009 for a house in West University Place. The consistent feedback that I received from potential buyers is that they loved having these floor plans. I am a firm believer that these floorplans helped to sell the property. They made the listing stand out from other property listings. When it comes to looking at real estate photos online, it can be difficult for buyers to see how the images fit together to characterize the whole house. This is especially the case when the property is vacant.
    With a floor plan, potential buyers can piece together the photos and property in their mind. The floor plan helps buyers to see where rooms are located in context to one another, and how the property “flows”. It also gives the buyer an idea of important particulars, such as the number and location of windows in each room, the way in which the space is oriented, and how much storage space is available.
    And with out-of-town buyers, SMARTePLANS plans are an invaluable tool for communicating how the property “comes together”, helping to make these buyers more comfortable with putting an offer on a property they haven’t seen in person. The amenities text that Judith puts together goes into such great detail, and assists with conveying the unique features of each specific area of the home – both interior and exterior.     "Take a sprawling one story home of more than 3,500 sf including a converted garage sitting on a lot of more than 11,000 sf. Add unique features like a sunken fountain in the Dining Room, a Master Bedroom large enough for a small home, and a pool hidden behind the converted garage. Mix in the need for significant updating. The result is a potential marketing failure.
