Our marketing materials can be indexed to Google®.
Why? Well, increasingly people are using Google to search for properties.
They don’t WANT to learn your find-a-home-system that makes them fill out little search boxes. Google already KNOWS how to search for them … all they have to do is type in what they are looking for … in natural language … not entering it into fields.
That means when we complete our work …. people who are inputting search strings into Google for criteria that match your property (i.e. corner lot in Bunker Hill), will FIND your property right on page 1 of Google. We aim for usually 10 relevant search string phrases about the property — without using the specific address as one of the criteria.
We usually get more than 10 phrases and the reason we don’t use the address is because usually people won’t KNOW the address. What they are looking for when they sit down to search is something along the lines of …. 3BR brick home in such-and-such neighborhood.
So we identify the features to be marketed and complete the indexing and then type up a report showing you the results on Google. When you receive the report, you can input the same search strings — and see the results for yourself. Since Google keeps changing their algorithm, there is more than a bit of alchemy involved in this process — but we very much like the results we are getting….so if we can continue to do so …. I think we’ll just keep on going.
Below are the results of a property originally indexed onto Google in February, 2013 .. and the home sold in 7 days. (Houston MLS # 9358462)
In the results column, the first number is our position on the page and the second number is the total number of results returned by Google. So in our report, the first search string “… bunker hill home with flow for entertaining..” was the number one position on Page 1 of Google out of 76 million returns!
And these are GOOD results. For 10 out of 10 (100%) we are in the top 5 positions, never below mid page on Page 1. For 9 out of 10 (90%) we are in the Top 3 Positions of Page 1; and for 8 out of 10 (80%) we are the NUMBER ONE position on Page 1 of Google.
By now (over 10 months later as I’m writing this) .. the results column is of course changed as Google continues to index; but go ahead and try inputting the same search strings and you will be quite surprised at the amount of search phrases STILL on page 1 and STILL favorably representing that listing agent …. with full contact information right to her, long after this particular transaction was completed.
Note that these are very common search phrases —one that any buyer would use– but they contain the types of things a buyer would mention in their search for a home. Take a look at #12 — we are in position # 6 on the page for a very generic phrase (“corner lot in memorial”), with links right to the property listing containing the agents name and contact information — and in the process we beat out over 56 million other searches with similar criteria. Pretty impressive.
