Q: We Don’t Get Paid Until The Property Sells, Can We Pay You Then?
A: Absolutely, all Brokers utilizing the Broker Centric Business Model do not pay SMARTePLANS until the property sells. If the property fails to sell, we have share the same (financial) disappointment as you do. If you choose not to license the technology, and engage in an ongoing relationship with SMARTePLANS, and leave it to your agents to hire SMARTePLANS on a property-by-property basis, the agents pay SMARTePLANS when the materials are uploaded / distributed. Q: Does This Come In Other Colors, Can You Put Color In It?
A: I routinely don’t use color for several reasons:
- Color is very subjective, what is the “right” color for one is very much the wrong color for someone else. Since SMARTePLANS are designed to appeal to the widest range of possible buyers, NOT using color assists us in broadening the appeal. Buyers “insert their own color” in their mind’s-eye as they view the drawings, letting their own imaginations fill in the gaps. [Link: Sell the Space and Not the Decorating]
- Using color takes up a LOT more space in the drawing and greatly expands the file size. Keeping the files small and compact allows them to load and perform faster on a wide variety of access devices.
- The black-and-white schema serves us very well … we are the “tuxedo” of drawings. It gives us an advantage, because whenever we DO use color, it is immediately noticeable against the background as it “pops” … the photo arrows are very easy to locate…. by design.
Q: Do You Draw in Furniture, Too?
A: Sometimes, but not routinely. If the Seller has a pool table or piano on the premises, I always draw them in. The reason I do this is that Buyers who HAVE these items always wonder if the new house will have space for them — and where will they go? And buyers who’ve always WANTED these items immediately see how a new purchase like that would “fit” in their new home. There are also occasionally very confusing rooms because of the way the current owner has decorated it and chooses to use that space. At the agent’s request I can drop in scaled furniture to show what the room “could be” … exercise equipment, bedroom furniture or even office furniture … its up to the agent. And I do nearly always draw in outdoor furniture on porches, loggias and summer kitchens to give buyers an idea of the size of those areas. We also have a furniture-moving floor plan that can be created and uploaded onto MLS and buyers can arrange furniture online and do “what ifs” to suit their own needs. [Link to Furniture Moving]
Q: Why Do You Limit the Right-to-Use License Term to The MLS? What If I Change MLS Numbers?
A: The reason we tie the term of the SMARTePLAN license to the MLS transaction number is too keep our tracking data accurate and in-sync with MLS. When that MLS number is resolved (Sold, Withdrawn, Expired or Terminated) the transaction is ended according to MLS —- so we modeled our record-keeping to mirror the MLS model.
When a property is resolved, we routinely disconnect all the photos and links and store the drawing in our archives. If you intend to put the property back on the market at a later time, TELL US TO SAVE THE SET-UPS, and we will. When the new MLS is active, we plug everything back in again at no charge. However, if you fail to tell us in advance …and we delete everything … there will be a $300 fee to redo the work connecting everything together again…you are paying for our time to have to redo all the links and coding.
